The building will include a single storey high volume marine testing hall having 4 separate water test tanks, associated workshops and plant room, together with adjoining five storey Research support office accommodation, meeting rooms, administration, canteen and reception area. Fit-out of the Tank Hall consisting of high level gantry crane, mobile access platforms will form part of the works together with fit-out of offices.

External works will consist of demolition of old Bonded warehouse to provide access road to site from Haulbowline Road, working close to existing live 110KVa overhead lines, removal of potentially contaminated soil. Safe asbestos disposal by licensed contractor including on-site recycling of concrete will be required, construction of separate ancillary sub-station and switch room, internal access road and associated 2 phase 89no. space car-park, 10no. space bicycle parking, boundary fence treatment, workshop material storage bins, site signage and soft landscaping works. The works will also include creating an outfall to Cork Harbour with trench works below sea level/ground water level.

A phased handover of certain areas may be required to facilitate installation by client appointed Contractors and other Participants of key specialist equipment, which will require close co-operation, careful sequencing, and execution of the works between the contractor and the Tank Hall specialists. The contractor’s choice of suitable sub-contractors (Listed elsewhere) must be an important consideration in these elements of the works.
