Shannon Development has developed the Bunratty Castle & Folk Park project over many years to the stage where it has now become one of the top visitor attractions in Ireland. Total Visitor numbers for the attraction have reached in excess of 400 000 per annum. The company continues to operate the attraction to a very high standard consistent with international best practice. This commitment is evident through the build / design standards adopted throughout the attraction and also through the strong visitor and customer focussed management of the facility. Over many years, Shannon Development has put in place all key elements required to accurately present and efficiently operate the attraction.
Having successfully developed and operated the existing attraction at Bunratty, Shannon Development considers that significant opportunity exists to further develop the overall attraction by utilising the adjoining lands to develop complementary and sustainable visitor facilities and attractions which are in keeping with the authenticity of the existing visitor attraction and surrounding area.
An area of development land which is partially zoned for tourism development comprising approximately 120 acres adjacent to the existing Bunratty attraction is available for development.

Both individual firms and consortia are eligible to submit an Expression of Interest. A Bidder consortium may be a permanent, legally established grouping or a grouping which has been constituted informally for a specific tender procedure.
All parties to the Bidder consortium shall be clearly identified in the Expression of Interest.
Where it is proposed to introduce a further party to the Bidder consortium, whether in substitution of an original party or as an additional member of the Bidder consortium, each such further party shall be required to fulfil, in advance, and to the reasonable satisfaction of Shannon Development, the pre qualification criteria set out in the document attached.

The Bidder consortium shall notify Shannon Development of any Change in Control or transfer of shares in the consortium, or any necessary related companies, within ten (10) business days of such change. Without prejudice to such notification, Shannon Development shall retain the right to require within one month of such notification any amendment to the arrangements of the Bidder consortium in order to ensure that such Bidder consortium shall have no less technical or financial capability for the purposes of the Project, to the reasonable satisfaction of Shannon Development.
