Title attributed to the contract by the contracting authority: Design, Construction, Finance, Project for the U2 Tower and mixed use Britain Quay Development. The Contracting Authority is seeking Expressions of Interest and Requests for Qualifications from world class Developers and Design Teams, who have significant experience in the delivery of high rise towers of high architectural merit for the design, construction, finance of a 0.78 hectares site, incorporating the U2 Tower which is over 100m high and approximately 20,000 gross m2 at Sir John Rogerson's Quay and similarly for approximately 11,500 gross m2 building on the adjacent Britain Quay Site. The U2 Tower will be primarily for residential usage with approximately 1,400 m2 of commercial and public space, the U2 recording studio, a two storey under ground car parking facility, landscaped open spaces and a possible marina and boardwalk. The adjacent Britain Quay Development site may accommodate approximately 6,400 m2 residential space with approximately 5,100 m2 of leisure, commercial usage and Arts and Culture space. The development will also contain a two storey basement car park, landscaped open spaces and a possible marina and boardwalk. The successful tenderer will be expected to provide the following services: development services, design, construction, finance, letting, sales, marketing and long term management and maintenance for both the U2 Tower and the Britain Quay Development. This project presents a landmark development opportunity to deliver a unique and remarkable architectural icon for Docklands and the city of Dublin.
