CIE proposes the redevelopment of Ceannt Station and development of its 5,97 hectare station site, which is a brownfield site, to develop a new urban city quarter for Galway " the Ceannt Station Quarter " with a world-class transport interchange (bus and rail stations, intercity and commuter) at the heart of the new urban city quarter with multiple interfaces/linkages within and with the City with an estimated 1 000 000 000 EUR value for the overall project. The Commercial Development (as defined in section I.1, Descriptive Document set out in Annex 1 to the Questionnaire) will encompass urban, retail, commercial, leisure, cultural and community facilities, office and residential development, new squares and pedestrianised zones and incorporate existing protected structures into the new Ceannt Station Quarter in a high quality environmentally sustainable design. The Project is subject to planning approvals. CIE will separately procure the construction of the Transport Interchange. The Transport Interchange is defined in section I.1 of the Descriptive Document, Annex 1 to the Questionnaire). Details of CIE's requirements are set out in the Descriptive Document attached to the Questionnaire which is being made available/published simultaneously with this OJEU Notice. The Commercial Development will, at contract award stage, be entrusted to a "Developer" (in such legal form as described in the Descriptive Document) under the terms of a Development Agreement. This will form part of the tender documents at final tender stage. Candidates will be asked to sign a confidentiality agreement on being selected to participate in the dialogue stage. The Developer awarded the contract must at its cost, deliver the Commercial Development including financing, managing and undertaking all construction and fit-out works. The Developer will be required to pay a capital sum to CIE on execution of the Development Agreement. There will also be a requirement that CIE receive a component of the rent roll or other proceeds of the development under disposals or an occupational lease or leases. The phasing of the Project and multiple interfaces of the Commercial Development with the Transport Interchange must be appropriately managed and CIE's requirements in this regard taken into account.
