The project consists of a full roof replacement to St Francis Senior NS, Roselawn Rd, Blanchardstown, Dublin 15, D15 PDN1. The flat roof area measures approximately 1890sqm with a further 100sqm footprint of a pitched roof at its centre. The flat roof section is to be carefully stripped back to expose the existing woodwool deck. A new insulated, warm-roof construction will then be installed over the retained deck, comprising new cement boards, vapour control layer, insulation to achieve compliant thermal performance, and a fully waterproof roof covering, including all associated flashings, trims and upstands. A new fall arrest system is to be designed and installed as part of the works. The central pitched roof which includes a pyramid glass feature and concrete roof tiles is to be fully removed and replaced as part of the works. The replacement pitched roof will include supporting timbers as required, insulation to achieve compliant thermal performance, membranes, associated flashings and upstands in accordance with the design intent. All existing rooflights to be replaced with new as noted in the Scope of Works document. It is intended that the school will remain operational throughout the works or part of the works. As the school will be a live environment, a full and detailed phased construction plan, which places emphasis on the Health + Safety of contractors and school occupants will be required as part of the tender return.
