The works involve the demolition, extension, refurbishment, and deep energy retrofit of โThe Bramblesโ, Ballykeeffe, Dooradoyle, Co. Limerick. The project includes strip-out of existing finishes and services, new foundations and structure, external wall insulation and dry-lining, new triple-glazed windows and thermally broken aluminium doors, re-roofing and internal fire-rated partitions. Mechanical and electrical upgrades include full rewiring, an addressable L1 fire alarm system, emergency lighting, a new air-to-water heat pump with zoned controls, demand-controlled ventilation, and replacement of all heating and water services. The works also provide fully tiled accessible WCs and level-access showers, new fitted kitchens and finishes throughout, with external works comprising ramps, footpaths, drainage diversions, reinstatement of gravel areas, new fascia/soffits/gutters, and external painting. The completed project must achieve SEAI energy upgrade standards (BER B2 or better, HLI โค2.0) and full compliance with current Irish Building Regulations and Disability Access requirements
