Mechanical Maintenance Services fall under the remit of the University Limerick Campus Technical Services and Sustainability Team, within the Buildings and Estates Department. The general scope and typical projects descriptions to be carried out under the Framework Agreement are set out below to assist applicants in responding to this qualification questionnaire. Please note that any details / specifications noted are indicative only and the Contracting Authority reserves the right to alter/amend/terminate use of same prior to issue of tender documents/works contracts. Reporting to the Head of Technical Services and Sustainability Manager, the successful Tenderer will provide a general mechanical maintenance services for University property in accordance with the schedule of accommodation set-out below. The service will include the maintenance of mechanical plant, equipment and services, as directed by the Buildings and Estates Department. The Building Maintenance and Electrical Maintenance services will be carried out by other contractors. However, it will be necessary to carry out works in conjunction and liaison with these other contractors, on a continuous basis, as part of the daily maintenance programme and especially for minor works involving alterations to buildings. The Contractor shall provide a complete Mechanical Services maintenance service, with embedded principles of high-quality maintenance and energy management. The objectives of UL B and E for implementation by the Contractor are: - Ensure the Universityโs responsibilities under relevant statutory legislation and recommended guidelines are fully satisfied. - Ensure that the mechanical services in all campus buildings continue to function reliably, are effective and operate to optimal efficiency. - Ensure the health, safety and comfort of occupants of the buildings. - Ensure energy efficiencies and energy reduction are core principles of maintenance. - Maintain and protect the value of the mechanical services assets and enhance the value of the investments made in campus buildings and its equipment. University Limerick Buildings and Estates Department manage the maintenance and upkeep of the didactic building stock on campus generally through reactive and preventative maintenance tasks and minor works projects should they arise. The services provided by the successful contractors on the framework will typically include; - Planned and reactive maintenance tasks and when required. - Scheduling of planned preventative maintenance activities, based on system specific and legislative requirements. - Management of third-party service providers attending campus for maintenance and minor works tasks, associated with the mechanical systems infrastructure. - Carry out small installations on campus as directed by the Technical Services Engineer. - Engage in quoting for minor works projects. - Out of hours support as required for events, call-outs or necessary emergency works.
