County Roscommon Disability Support Group CLG have commissioned this project to refurbish an existing Therapy Room (a former domestic garage building circa 39m2) into a dual function Classroom and demonstration room with hair-dressing facility. The development will consist of demolition works including stripping the existing Therapy Room structure of external render, internal insulated plasterboard and removal of the roof finish and roof insulation, as well as the removal of a canopy that abuts to an adjacent building. The refurbishment works include the addition of an external insulation system with acrylic/polymer render to a 215mm cavity block wall, the replacement of existing doors and windows, and a new warm roof build-up and application of a bituminous membrane finish. Ground Works โ Ground works are limited to connections to existing surface water and foul and the preparation of a base for the relocation of an existing small oil tank on site. Structure โ Two walls, an external wing wall, and an internal separating wall, are to be demolished. The roof timbers are assumed 600mm centres (to be confirmed), making good required and trimming timbers to provide a roof light are to be added. External Works โ Temporary works to protect adjacent building during demolition works and hoarding required to demarcate the site from the wider Disability Support Group facility. Otherwise external works are limited, no new hard or soft landscaping proposed.
