The building comprises 4 stories over basement georgian building (a protected structure) fronting onto Stephenโ€™s Green East and a 1970โ€™s building โ€“ 2/5 stories over basement, facing onto Ely Place Upper with a link to 50 and 51 St Stephen's Green.
The 1970โ€™s building requires a substantial range of upgrading works to the building fabric. The Georgian building is in good decorative order retaining many of its original features including fine decorative ceilings and main staircase. The total Gross Floor Area of the buildings on the site is 5 226 m.
The development will consist of the complete strip out and renovation and refurbishment/deep retrofit of the 1970's building (c. 3 678 m GIA), and some conservation and upgrading works to the Georgian Building (c. 1 548 m GIA including 1990โ€™s link) along with some external works.
